As your agent, I will work with you to move you along the selling process to a point where you can make the best business decisions possible and get the best return on your investment.
Thorough Home Evaluation
My evaluation of your home is based on a thorough analysis of the market, comparable sales in your area, and an objective opinion on what you can reasonably expect to get for your home. My listing presentation will give you the tools you need to make an informative decision about pricing your home competitively, along with a marketing plan tailored to the specific needs of your home.
Professional Advice on Preparing your Home for the Market
Having worked with many buyers, I know that first impression is everything. My role is to help you see your home through the eyes of the average buyer. Buyers often overestimate the costs of minor repairs or underestimate the size of a cluttered space. You will benefit from my experience in setting up show suites to help you get your home to an appealing, move-in condition.
Ongoing Updates and Follow Ups
Have you ever hired an agent who promised you the moon and the stars and disappeared after s/he got the listing? When I list your home, I treat it like my own. After each showing, I follow up with the agent and share with you their feedback and buyer’s impression of your home to help you decide on any needed adjustments to the marketing and sale process. I also update you regularly on what’s happening in your area so you can always be a step ahead of the competition. You will hear from me at least once a week.
Negotiating the Best Terms for You
When you receive an offer on your home, I negotiate hard on your behalf to make sure you get the best price and other terms possible. I fight for my clients. Buyers’ agents who have dealt with me know me to be a ‘tough’ negotiator.

Over the years, I’ve built a long list of service professionals whom I’ve worked with and can refer to you with confidence, including appraisers, home inspectors, interior designers, lawyers, movers, professional cleaners, and others. Having lived and worked in Edmonton for almost 25 years..
I have a thorough knowledge of the city’s communities and surrounding areas. I am also an Accredited Buyer's Representative(ABR®). (ABR®) is the 'Lamborghini' in buyer's representation services which allows you as a buyer to enjoy the same level of representation in real estate transactions previously awarded only to sellers. My community development background further helps me assess your needs effectively, find you properties that best match your criteria, and successfully negotiate the transaction on your behalf. The average time it takes my buyer clients to find the ‘home of their dreams’ is 3 to 4 weeks.

This is where it all begins. A thorough knowledge of the client’s needs is the foundation of a successful home search process. I work with you to fully understand what you ‘must’, ‘prefer’, and ‘wish’ to have in a home, within your budget. Following the first round of home showings, I revisit the needs assessment with you to revise your criteria based on what you’ve seen on the market. Investing time at this early stage of the process ensures that you’ll have a smooth buying experience.
Mortgage Pre-approval
You may have already talked with your bank by the time you start your home search. Sometimes your bank turns you down for a mortgage or approves you at a high interest rate with high monthly payments. Over the years, I’ve dealt with a number of excellent mortgage brokers that I can connect you with to help you qualify for a mortgage and get the best mortgage terms possible.
Up To Date Market Information
You will be the first to know about any new listings that match your criteria. My assistants and I search the MLS several times a day to ensure you have the first opportunity to view new homes on the market. I am committed to providing you with ongoing market updates and working with you to develop buying options that can give you the best return on your investment.
Home Showings At Least Three Times a Week
By showing you listings as soon as they come on the market, I make sure you have an edge over the competition. I streamline the process for you by including only homes that match your criteria so your time is being used efficiently. After each showing session, I help you evaluate the homes you’ve seen so you can make a well-informed decision about the property you choose to offer on.
Negotiating the Best Terms for You
When it comes time for you to put an offer, my commitment is to make sure you are aware of all the options available to you regarding price, conditions, possession date, and any other offer terms that you can take advantage of.
